                      RE : PLANNING INSPECTORATE DECISION


Following the Planning Inspectorate's decision in November 2005 to refuse
planning permission for our residential scheme at Vicarage Gate House and
subsequently our application for a hearing in the High Court, the First
Secretary of State has decided to quash the Inspectorate's refusal.

We await further details as to the reasons why the Secretary of State agrees
that the Inspector's decision was flawed. Upon receipt of this information we
will be able to assess the implications of this decision. In any event, it is
likely to involve re-running the Public Inquiry process with hopefully a better
prospect of securing a residential consent second time around.
