Statement re share buy-back policy

SHARE BUY-BACK POLICY

The  Company announces that, following a  review by the directors, the Company's
policy  with effect from the  date of this announcement  will be to buy back its
shares  in the market at a 15% discount to the latest published net asset value,
subject  to applicable legislation, market conditions, shareholder authority and
the availability of liquid funds and distributable reserves.
