                        Primary Health Properties PLC

Primary Health Properties PLC ('PHP') announces that its wholly owned
subsidiary Primary Health Investment Properties Limited has entered into a
forward purchase and funding agreement with Brackley Investments Limited to
acquire a new medical centre to be constructed in Coppice Farm, Willenhall,
West Midlands, for approximately £1.2 million (net assets acquired £1.2
million) with an anticipated rent roll of some £94,000 per annum. The building
will be let to the Health Authority and sub-let to a GP Practice. There will
also be a Pharmacy.
