Primary Health Properties PLC (the "Company" or "PHP"), one of the UK's leading investor in modern primary healthcare facilities announces the following share dealings by a Director and Persons Discharging Managerial Responsibilities ("PDMR's").

Nexus Central Management Services Limited ("NCMS"), a person closely associated with Harry Hyman, Chief Executive Officer, acquired 116,994 Ordinary Shares of 12.5 pence each in the Company ("Ordinary Shares") at 152.7 pence on 25 February 2021.  NCMS are holding these Ordinary Shares as bare trustee for certain senior executives of PHP under the Company's performance incentive fee arrangements ("PIF") for 2020.  These shares must be held for a minimum three years, in accordance with the terms of the PIF.
