Directorate Changes

The Company announces that the current non-executive Chairman, Graeme Elliot, will retire from the Board at the end of the Annual General Meeting in April 2014. Alun Jones the current senior independent non-executive director and Chairman of the Audit Committee will become Chairman from that date.

The Board further announces the appointment of Steven Owen as an independent non-executive director with effect from 1 January 2014. A chartered accountant, Steven is currently CEO and Partner of Wye Valley Partners LLP, and was Deputy CEO and Finance Director at Brixton plc until 2009. It is intended that Steven will become chairman of the audit committee following the 2014 AGM .

Alun Jones, Senior Independent Director, commented:

"Under Graeme's stewardship the Company has been a successful listed REIT and become the leading investor in primary healthcare facilities. On behalf of the Board I would like to thank him for the material contribution he has made to the Company over many years. I look forward to continuing to work with the Board and advisory team on the next phase of the Company's development. I am also pleased to welcome Steven Owen.  He has many years of experience in the commercial property arena and will be a strong addition to the Board."

Graeme Elliot, Chairman, commented:

"After 17 years as Chairman, I am proud of what PHP has achieved and I believe that the Company is in a strong position to capitalise on future opportunities. Alun has been a highly valuable member of the Board and I am delighted that he has agreed to succeed me as Chairman. He has a wealth of experience which will serve the Company well in the future.

I would like to thank shareholders for all their support over many years, and to thank especially my fellow directors and the advisory team who have contributed to the firm's success. I wish the business continuing great success as it moves forward."

Alun Jones joined the Board as a non-executive director in May 2007.
