Directors' dealings

Primary Health Properties PLC (the "Company" or "PHP"), the UK's leading investor in modern primary healthcare facilities announces the following share dealings by Directors and persons closely associated.

Nexus Central Management Services Limited ("NCMS"), a person closely associated with Mr Hyman, Managing Director, has acquired 77,100 Ordinary Shares of 12.5 pence each in the Company ("Ordinary Shares") at 120.3 pence.  NCMS are holding these Ordinary Shares as bare trustee for certain senior executives of Nexus Tradeco Limited under the Company's performance incentive arrangements. 

Richard Howell, Finance Director, has acquired a beneficial interest in 27,315 of the Ordinary Shares held by NCMS and he and his connected persons are now interested in a total of 155,523 Ordinary Shares of which 39,583 Ordinary Shares are held in trust for Mr Howell by NCMS.
