Primary Health Properties PLC ("PHP") announces that its wholly owned subsidiary
Primary Health Investment Properties Limited entered into a forward purchase and
funding agreement on 30th June 2003 with Brackley Investments Limited to acquire
a new medical centre and pharmacy to be constructed in Oldbury, West Midlands,
for approximately £2.71 million (net assets acquired £2.71 million) with an
anticipated rent roll of some £188,000 per annum.  The building will be let to a
GP Practice and a pharmacy.
