Primary Health Properties PLC ("PHP") announces that its wholly owned subsidiary
Primary Health Investment Properties Limited has entered into a forward purchase
and funding agreement with Brackley Investments Limited to acquire a new medical
centre to be constructed in Southwell, Nottinghamshire for approximately
£2,490,000 (net assets acquired £2,490,000) with an anticipated rent roll of
some £173,000 per annum.  The agreement has been exchanged subject to certain
conditions which are expected to be satisfied within the next month.  The
building will be let to a GP Practice.  The building will also provide
accommodation for the local Primary Care Trust.
