Primary Health Properties PLC ("PHP") announces that on 30th June 2004, its
wholly owned subsidiary Primary Health Investment Properties Limited has entered
into a forward purchase and funding agreement to acquire a new medical centre to
be constructed in Broxbourne, Hertfordshire, for approximately £2,085,000 (net
assets acquired £2,085,000) with an anticipated rent roll of some £138,000 per
annum.  The building will be let to the local Primary Care Trust.
