PRIMARY HEALTH PROPERTIES PLC

Primary Health Properties PLC ('PHP') announces that its wholly owned
subsidiary Primary Health Investment Properties Limited has entered into a
forward purchase and funding agreement with Brackley Investments Limited to
acquire a new medical centre to be constructed in South Cave, East Yorkshire,
for £0.75 million (net assets acquired £0.75 million) with an anticipated rent
roll of some £65,000 per annum.  The building will be let to a 4 doctor
practice.
