PRIMARY HEALTH PROPERTIES PLC ('PHP')

Primary Health Properties PLC ('PHP') announces that its wholly owned
subsidiary Primary Health Investment Properties Limited has entered into a
forward purchase and funding agreement with Brackley Investments Limited to
acquire a new medical centre to be constructed in Sale, Cheshire for
£1,330,000 (net assets acquired £1,330,000) with an anticipated rent roll of
some £108,000 per annum.  The building will be let to a 6 doctor practice and
a pharmacy.
