On 25 September 2002 Edward Dugdale, a director of Quintain Estates and
Development PLC, exercised options to purchase a total of 457,168 ordinary
shares of 25 pence each in the company as follows:

130,000 ordinary shares at an option price of 1.10 pence per share

70,000 ordinary shares at an option price of 113.0 pence per share
70,000 ordinary shares at an option price of 114.0 pence per share
72,132 ordinary shares at an option price of 136.0 pence per share
66,007 ordinary shares at an option price of 151.5 pence per share
49,029 ordinary shares at an option price of 163.2 pence per share

Edward Dugdale sold 457,168 shares on the same day at a price of 230.0p per
share. As a result his shareholding in the company remains unchanged.
