At the 31st August 2005 the unaudited net asset value of the shares in the above
company were:


25p Capital Shares  2835.9p         (2542.8p at the 31st December 2004)


25p Income Shares 727.0p            (651.5p at the 31st December 2004)



The above asset  value of the capital shares does not include the supplementary
capital dividend  of 37.3821p  payable on 2nd January 2006.

Following the first time adoption of  international financial reporting
standards the december net asset values have been restated.
