At the 31st March 2006 the unaudited net asset value of the shares in the above
company were:


25p Capital Shares  3121.p           (2928.1p at the 31st December 2005)


25p Income Shares 775.1p            (751.8p at the 31st December 2005)



The above asset value of the capital shares does not include the supplementary
capital dividend  of 16.5000p  payable on 2nd January 2007.
