At the 30th April 2006 the unaudited net asset value of the shares in the above
company were:


25p Capital Shares  3152.5p         (2928.1p at the 31st December 2005)


25p Income Shares 791.7p            (751.8p at the 31st December 2005)



The above asset  value of the capital shares does not include the supplementary
capital dividend  of 22.0000p  payable on 2nd January 2007.
