At the 31st October 2005 the unaudited net asset value of the shares in the
above company were:

25p Capital Shares  2684.4p         (2542.8p at the 31st December 2004)

25p Income Shares 693.5p            (651.5p at the 31st December 2004)

The above asset  value of the capital shares does not include the supplementary
capital dividend  of 46.7276p  payable on 2nd January 2006.

Following the first time adoption of  international financial reporting
standards the december net asset values have been restated.
