NAV & Share price performanceThe NAV % Total Return for the month was +0.35%, which takes the NAV % Total Return to +1.55% over the past six months, and +3.08% over the past 12 months. The NAV as at 30th November 2022 was 93.50 pence per Ordinary Share, which was 0.33 pence higher than at 31st October 2022. This overall gain comprised positive interest income net of expenses of 0.49 pence per Ordinary Share and a decrease in portfolio valuations of 0.16 pence per Ordinary Share. Portfolio UpdateAs at 30th November 2022, the Company's invested portfolio had an aggregate valuation of £131 million across 37 investments. The average yield was 9.02%, with a weighted average loan life remaining of 1.54 years. Overall, the portfolio is 96% invested in private market assets and 4% in public bonds. The Investment Manager's focus on creating a portfolio of high yielding and short duration loans that do not hold significant exposure to interest rate movements, ensures the portfolio remains well positioned against any further interest rate increases by global central banks. The month of November 2022 saw three repayments, all at par value: · Loan Ref 62 - Energy Efficiency for c.£350k · Loan Ref 67 - Hotel & Leisure for £950k · Loan Ref 96 - Energy Efficiency for £70k Post period-end, the company completed on transaction Loan Ref 97 - Healthcare, a c.£6m senior secured aged care development facility. This loan has been structured with a floating rate coupon linked to the Bank of England base rate which offers a current cash yield of more than 11.3%. Furthermore, post month end the Company received two further repayments. · Loan Ref 64 - Asset backed lending, in line with our previous comments regarding the desire to divest the Company's asset-backed lending Loans, the Company saw the full prepayment of all outstanding debt of £2.75m. · Loan Ref 91 - Childcare & Education, £1.55m prepayment leaving c.£450k of invested capital with significant collateral.
