Pathfinder Properties PLC

On the 10th February the Board ('the Board') of Pathfinder Properties PLC
('Pathfinder' or 'the Company') was advised that Sunnyview Limited had lodged a
notice requisitioning an Extraordinary General Meeting of the Company.

The Board understand that the directors of Sunnyview Limited have written to
certain shareholders of Pathfinder.  Sunnyview Limited has not provided a copy
of this letter to Pathfinder or its Board.

On the 10th February the Board dispatched the following letter to all
shareholders:-

'Dear Shareholder,

SUNNYVIEW LIMITED

The Board of Pathfinder Properties PLC ('Properties') has today been informed by
a number of shareholders that they have received a communication from Sunnyview
Limited in which Sunnyview state that it has requisitioned an Extraordinary
General Meeting of Properties.

Your Board will be writing to shareholders within the next few days.  In the
meantime your Board advises you TO TAKE NO ACTION in connection with the
Sunnyview communication.

In particular your Board advises you NOT TO RETURN THE FORM OF PROXY which has
been sent to you by Sunnyview and to await your Board's further advice.

The Board of Pathfinder Properties reiterate their advice that shareholders
should take no action until they receive a further letter from the board.
