DIVIDEND FOR THE QUARTER ENDED 30 SEPTEMBER 2022

Schroder Real Estate Investment Trust, the actively managed UK-focused REIT, announces an interim dividend of 0.803 pence per share ('pps') for the period 1 July 2022 to 30 September 2022.

The dividend payment will be made on 9 December 2022 to shareholders on the register at the record date of 25 November 2022. The ex-dividend date will be 24 November 2022.

The dividend of 0.803 pps will be wholly designated as an interim property income distribution ('PID').
