                           Interim Trading Statement

London: 25 July 2002:   Taylor Woodrow plc, the housing and development group,
makes the following trading update ahead of its interim results to 30 June 2002,
which will be announced on 10th September.

In the six months to end June 2002, Bryant Homes has performed well, completing
just over 2,400 units in the first half, up 7 per cent on 2001.    Forward sales
are encouraging and in line with our internal projections. An increased number
of sites will open in the second half of the year.

The North American housing operations are benefiting from continued market
strength in Toronto and Florida. The repositioning of the California business is
progressing as planned and this region is still expected to return a profit by
the year end.

Our commercial property business has completed the sale of nine developments
this year although occupier markets generally remain subdued.  Additionally, our
strategy of disposing of our investment properties for value has realised £30
million in the first half.

Construction has performed satisfactorily, with repeat order work, Facilities
Management and work on Taylor Woodrow developments increasing.  At £600 million,
the construction order book is currently three per cent ahead of 2001.

Based on the Group's experience to date and prevailing market conditions, we
continue to look forward to reporting results in line with market expectations
for the full year.
