Trading Update

Taylor Woodrow PLC 08 November 2005 TAYLOR WOODROW plc TRADING UPDATE Taylor Woodrow is hosting a site visit for analysts tomorrow to its Spanish housing operation at which the following views on current trading will be discussed. Copies of presentations will be available on www.taylorwoodrow.com. Group * Overall, we are trading in line with our expectations. Prospects remain good and we continue to benefit from our portfolio strategy. UK * Demand is slightly stronger than at this time last year, but the market is competitive and margin pressures remain, as we have previously indicated. Our overall net reservations since the end of June are running some 15% ahead of the same period last year, from slightly fewer sites. North America * The overall market remains strong, though as expected there are now signs of some moderation of house price inflation in certain hotspots. Nevertheless, our record order book gives us confidence about prospects for 2005 and 2006. * Hurricane Wilma has caused some interruption to our build schedules due to power and labour shortages, but we do not at this stage anticipate any material profit impact and still expect to complete the three Florida high rise projects in this financial year. - ends - Notes to editors: Taylor Woodrow is a housing development group.
