Repayment of Loan Stock in Advance of Due Date 

Following completion today of the sale of 27 flats at Fulham (exchange of
contracts having been announced on 20 December 1999), the Group has repaid in
advance of the required dates (a) £685,000 Loan Stock 2001-2006 to the Adair
Trusts and (b) £250,000 Loan Stock 2004-2006 to Raven Close Nominees Limited,
in addition to repayment of borrowing specifically relating to the property
amounting to £6,763,250.
