TR Property Investment Trust PLC 27 September 2007 TR Property Sigma Share Class - Special Dividend TR Property Investment Trust plc - Sigma Share Class is pleased to announce a Special Dividend of 1.1p per share to be paid on 12th October 2007 to Sigma shareholders on the register at 5th October 2007. The shares will be quoted ex-dividend on 3rd October 2007. The Special Dividend arises as a result of accrued earnings included in the Calculation Date NAV for the Conversion of Ordinary shares into Sigma shares on the creation of the Sigma share class. Commenting on the Special Dividend payment, the Chairman of the Trust, Peter Salsbury, said 'The Trust receives a substantial proportion of its dividend income in the second quarter of a calendar year. The Sigma share class was created in July mainly through conversion of Ordinary Shares and the NAV at the time of conversion included a significant level of accrued current financial year earnings. The special dividend announced today is a non-recurring payment of these 'inherited' earnings. The Sigma share pool of assets will focus on investments in property companies with a market capitalisation of less than £1 billion. The nature of these investments means that the Sigma shares are expected to pay a lower dividend pro-rata than that payable on the Ordinary shares in future financial periods.' The Special Dividend is payable to the holders of the Sigma Share Class ONLY. The Board expects to announce interim dividend payments for both share classes with the interim results due to be released on 21 November 2007.
