ISSUE OF EQUITY

Troy Income & Growth Trust plc (the "Company") announces that it has allotted and issued, conditional only on admission to listing on the UKLA's Official List and to trading on the London Stock Exchange, a further 3,250,000 Ordinary shares of 25 pence each at a price of 52.40 pence per share.  It is expected that the new shares will be admitted to listing and to trading at 8.00 a.m. on 31 May 2012. Following this issue, the Company will have 146,475,039 Ordinary shares in issue.
