TROY INCOME AND GROWTH TRUST PLC - SHARE BUY-BACK

On 7 May 2010, Troy Income & Growth Trust plc bought back 150,000 ordinary shares in the market at an average price of 46.0 pence per share. These shares will be held in treasury. Following the transaction, the Company's share capital will comprise:

114,684,182 Issued Ordinary shares (excluding treasury shares)

7,258,335 Ordinary shares held in treasury

121,942,517 Issued Ordinary shares (including treasury shares)
