RESULTS OF PLACING AND OFFER

The Directors of the Company are delighted to announce that the placing and
offer of 97 million new Ordinary Shares which opened on 12 February 2007 has
been fully subscribed. Subject to the proposed acquisition being approved by the
shareholders of the Company at the EGM convened for 27 February 2007, it is
expected that the acquisition will complete on 28 February 2007 and that the new
ordinary shares will be admitted to listing on 1 March 2007.

The Directors are pleased with the considerable support the Company has received
from investors for the proposals which reflects the attractiveness of the new
property portfolio, in particular, the quality and duration of its rental income
and the attractive sub-sector weighting to London offices.
