WORKSPACE CHAIRMAN'S AGM STATEMENT
Speaking at today's Annual General Meeting, Tony Hales, the Chairman of
Workspace Group PLC ('Workspace') made the following statement:
' Workspace Group's results for the first quarter of 2004/05 will be announced
on Monday 9 August 2004. We anticipate these will show continuing good progress.
' Encouragingly, enquiry levels have continued to rise and are at higher levels
than a year ago. We have worked hard on our sales and marketing systems leading
to improvements in both occupancy and rent roll. At the end of the quarter,
occupancy had improved to 90% (from 88.9%) on a like-for-like or 'core' basis
and 84.3% (from 83.8%) overall, including development schemes.
' We have continued to track a number of acquisition opportunities. One was
completed in the quarter (The Quadrangle, SW6, for £4.7m). Since the end of the
quarter we have exchanged contracts on another acquisition, whilst others are
under negotiation. Following the grant of planning consents for change of use,
sites at Hooley lane, Redhill and Union Street SE1 were sold during the quarter
generating £11.9m in receipts. We anticipate other disposals in the year.
'The Board is committed to continuing the Group's track record of growing
shareholder value.'
' Finally we extend our thanks to Alan Cherry who retires today following 12
years sterling service as a non-executive director and Deputy Chairman of the
Company.
