NET ASSET VALUE

The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 15 August 2008 was 240.05 (ex
income) 244.30p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,595,750 shares currently held in treasury, at the closing mid-market share
price on 15 August 2008 was 239.64p(ex income) 243.76p (cum income).
