     The Medical Property Investment Fund Limited ('MPIF' or the 'Company')

                              Payment of Dividend

Further to the announcement made on 12 May 2006, the Board of MPIF announces the
Royal Court of Guernsey has approved the conversion of a portion of the
Company's share premium reserve to a distributable reserve.  It is intended that
the dividend proposed for the year ending 31 December 2005 will be paid on 9
June 2006.
