A total of 4,000 sq m (43,056 sq ft) of office accommodation, which includes part of the newly built office space on the roof, has been pre-let to Green Cargo AB at an aggregate rent of SEK 11,820,000 (£767,532) per annum. Green Cargo AB is owned by the Swedish State and is responsible for running the national railway freight service. The premises form part of the fourth and fifth floors of Frasaren 11. The fourth floor is currently undergoing refurbishment and the fifth floor is entirely new construction. The rents achieved of SEK 2,900 per sq m (£17.50 per sq ft) for the fifth floor and SEK 2,700 per sq m (£16.29 per sq ft) for the fourth floor are record rents for newly refurbished office accommodation at Solna Business Park. The lease is for a fixed period of seven years and seven months from 1st March 2002, with an option for a three-year extension at its expiration in September 2009. The entire rent is subject to annual indexation from January 2004, to reflect 75% of any increase in the Swedish equivalent of the Retail Price Index. This indexation will be measured for the first time from October 2002 to October 2003. Executive Chairman, Sten Mortstedt, said: 'This is the second pre-let at Frasaren 11, which brings pre-lettings up to 6,850 sq m (73,733 sq ft). The letting sets a new record rent for both the refurbished and the newly constructed office accommodation and provides further evidence for the strong demand for space in the area, despite a general slowdown in the Stockholm office market.' -ends- For further information, please contact: Sten Mortstedt, Executive Chairman, CLS Holdings plc Tel. +44 (0)20 7582 7766 Glyn Hirsch, Chief Executive, CLS Holdings plc Tel. +44 (0)20 7582 7766
