The following is the text of a letter which is being sent today by Guinness Peat
Group plc ("GPG") to Newbury Racecourse plc ("Newbury") in connection with GPG's
purchase of shares in Newbury.

"Disclosure of Interest in Shares pursuant to DTR Rule 5.3

Guinness Peat Group plc and its subsidiary companies ("the Group") hereby notify
Newbury Racecourse plc ("Newbury") that, following market purchases of Ordinary
shares of Newbury ("Shares"), the Group's interest in the Shares now amounts to
879,221 Shares, representing 28.88% of the issued share capital.

So far as the Group is aware, no person interested in the Shares is party to any
agreement or arrangement relating to the exercise of any rights conferred by
holding the Shares the subject to this notification."
