HELICAL BAR SELLS PARIS GARDEN, LONDON SE1
Helical Bar has sold its freehold interest in 4&5 Paris Garden, London SE1 to
the HSBC Amanah Global Properties Income Fund for a sum of £18.05 million.
The property is a disaster recovery centre comprising 41,351 square feet of air
conditioned offices with ancillary computer suites on ground to fourth floors
with 6,605 square feet of basement accommodation. The property is let to
Sungard Availability Services (UK) Ltd for a term expiring June 2020 at a rental
of £1.1 million per annum, with a guaranteed uplift to £1.3 million per annum in
June 2005.
Helical acquired the property with vacant possession in 2000 for £9.5 million
and spent £1 million refurbishing the building as part of a pre-letting to
Guardian IT, which was subsequently acquired by Sungard.
The sale price is in line with the March 2004 valuation.
