Directors' Dealings/Notifiable Interests

The Company announces that it was advised on 19 February 2008 that on the same day the following directors acquired 
ordinary shares of £0.0000001 each in the Company ('Ordinary Shares') as set out below:

The Company was also notified on 19 February 2008 that on the same day Dawnay, Day International Limited ('Dawnay, Day')
acquired 125,000 Ordinary Shares.  Following this, Dawnay, Day's interests in the issued share capital has increased to 
743,750 Ordinary Shares, representing approximately 13.1 per cent. of the issued Ordinary Share capital of the Company. 
Dawnay, Day also holds 10,525 A Shares and 10,525 B Shares.

The Company was also notified on 19 February 2008 that on the same day Friedman, Billings Ramsey International Limited 
disposed of its holding of 500,000 Ordinary Shares, 5,165 A Shares and 5,165 B Shares and no longer has a notifiable 
interest in the issued share capital of the Company.
