                                 AGM Statement

The Chairman, Phillip Rhodes, made the following statement at today's AGM:

'   We  have continued to see good demand for our product. Our market remains
buoyant in a sound economy that encourages the growth and development of  new
and  small  businesses. It is even more so in our areas of activity - London,
the South East and the Midlands.

'   So  far  this year our performance is meeting our expectations and  I  can
confirm  the  view  expressed in the Annual Report  that  we,  the  directors,
believe there remains considerable potential to extract greater value from our
portfolio, and to improve the rents and occupancy over the next 2 to 3  years,
especially from the Tonex acquisition.'

Our first quarter results will be published on Monday 14th August 2000.
